With our expertise, market insights, and dedicated team, we are here to make your property sale as smooth, informed, and successful as possible. Below, we provide a structured guide to help you navigate every step of the selling process.

Why Choose Amber & Co?

With over 50 years of expertise in the property market, Amber & Co brings a wealth of knowledge and a personal approach to every sale. Our team offers a blend of local market insight, cutting-edge marketing strategies, and a commitment to maximising your property’s value. We work with you to develop a customised sales strategy, setting the right price, showcasing your property to its best advantage, and negotiating the best possible terms on your behalf.

Preparing Your Property for Sale

First Impressions Matter: Ensuring your property is presented at its best can significantly impact its sale potential. Begin with a thorough clean and consider minor repairs or updates to improve its appeal. Focus on key areas such as kerb appeal, interior freshness, and lighting to create an inviting and well-maintained atmosphere.
Professional Valuation: Accurate pricing is essential. Our team provides a free, professional valuation, combining knowledge of the local market with comparable sales data to set a competitive and attractive asking price. Proper pricing can boost interest and lead to a quicker sale.
Gather Essential Documents: Having your paperwork ready can streamline the sales process. Documents such as title deeds, warranties for recent work, planning permissions, and Energy Performance Certificates (EPC) are important for both marketing and legal stages.

Marketing Your Property

High-Quality Photography and Virtual Tours: Our team invests in professional photography and 3D virtual tours to showcase your property in the best possible light, ensuring potential buyers get an immersive and appealing first impression.
Comprehensive Marketing Strategy: We maximise exposure by listing your property on major property portals, social media platforms, and our website. Targeted advertising and email marketing ensure your listing reaches the right audience quickly.
Organising Viewings: We coordinate viewings at times that are convenient for you, and our experienced agents will accompany each potential buyer, highlighting the property’s best features and answering questions to foster genuine interest.

Receiving and Negotiating Offers

Receiving Offers: Once offers begin coming in, we’ll communicate promptly and transparently, keeping you informed every step of the way. We’ll provide guidance on each offer, considering both the financial terms and buyer’s position (e.g., cash buyer, chain-free, etc.).
Negotiation Expertise: Our agents are skilled negotiators, striving to secure the best price and terms for your property. We’ll work closely with you to assess each offer, recommending counter-offers as necessary and ensuring you feel confident in your decisions.

Offer Accepted: Next Steps

Congratulations on accepting an offer!
This is a major milestone, but there are still important steps to take before completion:

1. Instruct Your Solicitor: Engage a solicitor or conveyancer if you haven’t already. They’ll handle the legal paperwork, coordinate with the buyer’s solicitor, and guide you through the completion process.
2. Drafting Contracts: Your solicitor will prepare the draft contract, covering essential details of the sale. This includes terms, fixtures and fittings, and any agreed-upon conditions.
3. Property Survey: The buyer’s lender will often arrange a survey to assess the property’s condition. Depending on the results, we can advise on how best to address any findings to keep the sale on track.

Exchanging Contracts

Exchanging contracts is the formal step that legally commits both you and the buyer to the sale. This stage includes:

1. Agreeing on a Completion Date: Your solicitor will work with the buyer’s team to determine a mutually convenient completion date.
2. Signing Contracts and Receiving Deposits: Once contracts are signed and the buyer’s deposit is received, you’re officially committed to the sale.

Completion

Completion day is when the property legally changes hands, and you receive the sale proceeds. Here’s what to expect:

1. Transfer of Ownership: The buyer’s solicitor will transfer the remaining funds, and your solicitor will register the property in the buyer’s name.
2. Handover of Keys: Once funds are received, the keys will be handed over to the buyer, marking the official conclusion of the sale.
3. Settle Remaining Fees: Any remaining solicitor fees, estate agent commission, and final utility payments are settled at this stage.

What's next

With your sale complete, you’re ready to embark on your next chapter. Whether you’re moving into a new property, reinvesting, or simply closing a chapter, Amber & Co is here to support you. We value the relationships we build with our clients and are always on hand to provide advice on future property endeavours.
